From site to opening day
A new building is a sequence of decisions that each cost more to change later. We start with the drawings: we review them for constructability, code and budget, flag what will not pass the city or will not fit the number, and price the project on a scope we both understand. Then we take it through permits, site work, structure, exterior finish, interior finish-out and inspections, with a schedule you can share with your lender and your tenants.
What is included
- Pre-construction. Drawing review, budget estimating and cost analysis, subcontractor evaluation and selection, scheduling, permitting and municipality interaction.
- Construction. Site work coordination, structure, roofing, exterior finishes, MEP coordination, interior finish-out, storefront and signage coordination.
- Management. Quality control, jobsite safety, waste management, cost control, progress and cost reporting, billing and procurement.
- Close-out. Inspections, certificate of occupancy, close-out documentation and warranties.
Franchise and chain build-outs
Chains such as Northern Tool + Equipment, Dunkin’ and Baskin-Robbins build to a standard and open on a date set months in advance. We have delivered dozens of those stores in North Texas and know what the brand’s construction team expects in reporting, materials and sign-off. If your project is a franchise build, we work from the brand’s package from day one.

Do you work design-build or from the owner’s architect?
Both. Most of our projects come with the owner’s or the brand’s drawings. When you do not have an architect yet, we can bring one in and run the project design-build.
How do you handle changes during construction?
Change directives are priced and scheduled in writing before the work changes, so you decide with the cost in front of you.
What size projects do you take?
From a single-tenant pad site or a 2,000 square foot store to multi-tenant retail buildings and tilt-wall warehouses. Ask us about your project and we will tell you plainly whether it fits.
