What a retail finish-out includes
A finish-out is the construction phase that turns a leased shell or an outdated store into a space built to your plans and brand standards. It can be part of a new building or a stand-alone project in an existing one. For a chain retailer it means every store looks and works like the others; for a local owner it means a space that fits the business from day one.
- Demolition and removal of existing finishes
- Framing, drywall, ceilings and insulation
- Electrical, lighting and low-voltage rough-in
- Plumbing and HVAC coordination
- Flooring, tile, millwork and fixtures
- Paint and finishes to brand specification
- Storefront glazing, doors and signage coordination
- ADA compliance, inspections and certificate of occupancy
Interior finish-out to brand standards
National chains hand us a design standard that specifies the brand of paint, the light fixtures, the counters and the flooring, and a schedule tied to the store opening. We have delivered that for Northern Tool + Equipment, Dunkin’, Baskin-Robbins, Thrift Giant, Massage Heights and Quiznos, store after store, and each one opened with the look the brand expects and on the date the tenant needed.
The same discipline applies to a single store. We review the drawings before pricing, point out what will not pass inspection or will not fit the budget, and build to the plan we agreed on.
Exterior finish-out and storefronts
The exterior is what draws customers in and what the landlord and the city sign off on. We build and remodel storefronts and exteriors in stucco, stone, brick, wood, composite, fiber cement, aluminum and metal panel, with the paint systems that hold up in Texas sun. Exterior work is coordinated with signage, awnings and the landlord’s criteria so the approval happens once.
Why owners and tenants choose Makko for finish-outs
- Schedule you can plan a grand opening around. Lease deadlines and franchise opening dates do not move, so our schedules are built backwards from them.
- One point of contact. We select and manage every subcontractor, handle change directives and deal with the municipality, so you talk to one person.
- Drawings reviewed before the first invoice. Problems found on paper cost a phone call; problems found on site cost weeks.
- Repeat clients. The brands listed on this page have called us back for years. That is the reference that matters.

Questions we hear before a finish-out
How long does a retail finish-out take?
A typical 2,000 to 5,000 square foot retail or restaurant finish-out runs eight to fourteen weeks from permit to certificate of occupancy, depending on scope, inspections and material lead times. We give you a dated schedule with the bid.
Do you work from the franchise or brand design standards?
Yes. We build to the brand’s standards and specified materials and coordinate with the brand’s construction representative when there is one.
Who handles permits and the city?
We do. Permit applications, inspections and municipality interaction are part of our scope on every project.
Can you finish out a space while the shopping center is open?
Yes. Most of our work is in occupied centers. We coordinate deliveries, noise and dust control with the landlord and the neighbors.
Where do you work?
Dallas-Fort Worth and North Texas: Dallas, Fort Worth, Plano, Frisco, McKinney, Irving, Arlington, Mesquite, Rockwall, Kaufman County and the surrounding area.
