Remodeling an open business
Most commercial remodels happen while the business is operating. We phase the work by area, schedule noisy and dusty tasks after hours or overnight, keep exits and ADA routes open, and coordinate with the landlord and neighboring tenants. You know each week what will be closed off and when it reopens.
Brand refreshes and franchise remodels
Franchise brands require periodic remodels to the current design package, usually on a deadline from the franchisor. We have done that repeatedly for Dunkin’ and Baskin-Robbins stores and for Northern Tool + Equipment, working from the brand’s standards with the specified materials, fixtures and colors.
What a remodel from Makko includes
- Drawing review and a realistic scope. We read the plans, walk the space and tell you what the existing building will and will not allow before you commit to a budget.
- Permits and inspections. Permit applications, municipality interaction and inspections are part of every job, including accessibility and code upgrades triggered by the remodel.
- All trades under one contract. Demolition, framing, electrical, plumbing, HVAC coordination, flooring, millwork, paint, storefront and signage coordination.
- Change directives handled in writing. When the building surprises us, you get the options and the cost before the work changes.
- Close-out you can file. Final inspections, as-built notes, warranties and the certificate of occupancy where required.

Questions about commercial remodeling
Can we stay open during the remodel?
Usually yes. We phase the work and schedule the disruptive parts outside your hours. Where a full closure is unavoidable we tell you how long and plan it for your slowest days.
Will a remodel trigger code or ADA upgrades?
Often. Depending on the city and the scope, a remodel can require restroom, entrance or parking accessibility upgrades. We identify those during drawing review so they are in the budget, not a surprise.
How is a remodel priced?
From your drawings or a site walk we produce a line-item bid with a schedule. Unknowns in an existing building are listed as allowances so you see where the risk is.
Do you do small remodels?
Yes, from a single storefront refresh to a full gut renovation. Smaller repairs and upgrades are covered under service and repair.
